Buying my own place

Search, due diligence, and transaction — flat fee, not a percentage

Real estate in Serbia is one of the grounds for a residence permit, and the requirement o the property is not financial but formal: it must be listed in the register and be suitable for housing. We charge a fixed fee, not a percentage of the transaction: it is known set in advance and does not grow with the price of the property.

€850 once — and ~€266 every month for the next three years

A business-based residence permit costs €850 to set up. After that, he basis must be maintained: a flat-rate tax of ~€116 per month, an accountant ~100 €, registered address ~50 €. Over three years until permanent residency eligibility, that is ~9,600 € — four times the cost of the paperwork itself. We consider this the estimate before payment, because it is what determines whether you will make it to passport: a dissolved sole proprietorship resets continuity, and the three years start over from scratch. We give you the exact lump-sum fee at the consultation — it depends on the activity code and region.

The requirement for a property to qualify for the status is not its price, but its legal standing: it must be on the register and suitable for residential use. 50,000 € is the market benchmark, and not the legal threshold.

A residence permit through a sole proprietorship costs €850 once and ~€266 per month for the following three years: lump-sum tax ~116 €, accountant ~100 €, registered address ~50 €. That’s ~9,600 € until permanent residence eligibility. We give you the second figure before payment — because it’s the one that determines whether you’ll make it to the passport.
