Canada is the only country in our lineup where a foreigner is prohibited from buying housing. The ban on residential property purchases by non-Canadians remains in effect until 1 January 2027 and has already been extended twice. It covers buildings of up to three apartments inclusive — meaning houses, townhouses and almost all condos. Exceptions exist, and the first thing we do is check whether you qualify for one.

- Mortgage: the bank decides on its own and looks at your credit history
- Buyer’s taxes and fees: paid directly
- Realtor and transaction legal fees, when covered by the other party
Since 28 January 2026, Canadian visa application centres in Russia are not accepting documents and passports: biometrics can be submitted, but the full package cannot, and the immigration office in Moscow is closed. Applications are submitted from a third country — the nearest centres are in Yerevan, Almaty and Astana. We handle this entirely: we select the country of application, we book the biometrics appointment, see the application through to submission, and return your passport. We have people on the ground there — an existing network, not a promise.
The restriction does not apply to buildings with four or more units, nor to what is located outside census agglomerations. These are two real loopholes, and both are legal — but both require checking the specific address rather than taking the seller’s word for it.

Our prices are in Canadian dollars and are all-inclusive — nothing is added on top. Delivery is handled by our partner in Toronto: their rates and additional expenses are quoted in US dollars, with 13% HST added on top — this is the partner’s policy, and we disclose it before payment.
