Buying my own place in Brazil
Property check and transaction support
A foreigner can buy property in Brazil without any residency status — a CPF tax number is sufficient. There are no citizenship restrictions, tax and fee rates for foreigners are the same as for Brazilian nationals. The challenge is not whether you can buy, it is making sure the money arrives the right way way through and the property turned out to be clean.
Who it suits. For those investing in property to rent out or to live in. For families, that remain after childbirth and transition from renting to owning. And for those considering an investment-based residency.
What is included
- We verify title, encumbrances, IPTU tax arrears, and the property’s history
- We verify the seller: right to sell and tax obligations
- We review the Promessa de Compra e Venda contract before you sign
- We handle registration of the money transfer with the Central Bank
- We manage the notarial transaction and title registration in the land registry
- ⚠️ The purchase funds must arrive from abroad through an official channel and be registered with the Central Bank of Brazil. Otherwise the property processed, but when it comes time to sell there will be no way to repatriate the funds — the transaction not confirmed.
- ⚠️ On top of the property price, closing the deal costs an additional 5.5–6.5%: the ITBI tax, notary (0.4–1%), registry filing (0.4–0.8%), and valuation, if a mortgage is taken out. For a foreigner, the rates are the same as for a Brazilian — there is no citizenship surcharge. Calculate your budget based on the full amount.
- The provider is our partner in Brazil: a Brazilian legal entity with branches in Rio de Janeiro, Recife, and Florianópolis; real estate licenses in two states. His price is published as-is: we add nothing on top we do not add. Client management, document review, and communication with the contractor — that is on us.
What the package does not include
Paid separately and directly, with no markup from us.
- Property price — paid to the seller
- ITBI tax, notary and registration fees
- Property valuation if financing is involved
- Guaranteed rental yield: no one offers that
⚠️ An investment-based residency option exists, but the thresholds for it change, so we don’t put a number on the page: we calculate at the consultation, based on current requirements.
⚠️ IPTU tax debt transfers with the property. Federal Police checks it at every status renewal — people lose residency out of nowhere due to someone else’s debt.

Full legal due diligence before any money is transferred: title, encumbrances, IPTU debts, seller’s title, contract review.
The price depends on the city and complexity of the property.
Review plus full transaction management: funds transfer via Central bank, notary, title registration in your name.
Minimum $1,200. The market takes 1–2%; we hold the lower end.
Prices are in US dollars: the Brazilian real fluctuates, and the entire expat maternity market quotes in dollars. Government fees are paid separately and directly to the authority: residence application processing 168.13 BRL and CRNM resident card 204.77 BRL — together approximately $65. CPF registration at Receita Federal is free. The maternity ward fee (shared room $2,400, private room $3,150) is billed separately everywhere except the ’Turnkey Birth’ and ’All-Inclusive’ tiers. Russian citizens do not need a visa: 90 days visa-free within each 180-day period. SVOY initial consultation — 100 $, credited in the cost of support. For Brazil, its main task — calendar: we count backwards from the expected due date and we tell you which week to fly and which day to apply documents to stay within the 90-day visa-free period.
Housing rental and purchase, documents, bank accounts and taxes, schooling, driving licence — 31 service in Brazil, each has its own price.
