Packages in Montenegro
A set of services for one moment in life — cheaper than the same services purchased separately. Every package is itemized line by line; prices are in EUR and all-inclusive. Government fees here are modest, 50–100 € per status: we don’t hide them into it, and we add no mark-up.
From 2026, properties used for residence permit purposes will be assessed at the official assessed (cadastral) value — not the amount you actually paid. Paying €160,000 and getting a valuation of €120,000 is perfectly fine, and then there will be no status. We receive this assessment before how you put in your money: if the property doesn’t reach it, you find out before the transaction, not after. The threshold itself — from €150,000 — is still being clarified: secondary regulations have not been published in full, and part of the market refers to them as 200,000 €. We say this openly, rather than settling on a convenient number.

I’ll make it before the deadline
Digital nomad residence permit — before the programme closes
The digital nomad visa programme closes on 31 December 2026, and the last applications are accepted in October. This is not a marketing deadline, and a date after which the basis will cease to exist: those who miss it, will go through property, a company, or employment — more expensive and slower.
- We check your eligibility against the criteria and income threshold — before you pay
- We find and help you rent accommodation in Montenegro
- We prepare the package: form, financial evidence, contracts
- We arrange health insurance with the right coverage
- and also 3

Staying long-term
Property-based residence permit — no income threshold, no deadline
For property owners, the status comes with no income requirements and no expiry date, by which you need to act. Everything depends on one document — the official tax property valuation, and it must be obtained before the transaction, not after.
- Property search matched to residency status requirements, taking the tax valuation threshold into account
- Obtaining an official tax valuation of the property BEFORE the transaction
- Legal title check
- Transaction support and notary
- and also 4

As a family
One status for the whole family, one price
The primary applicant receives status; the spouse and children follow through family reunification. The market charges per person; we charge a flat rate for four.
- Status for the primary applicant under the chosen grounds
- Family reunification for a spouse and two children
- Document package for each person
- Accompaniment of the whole family to the Ministry of Internal Affairs
- and also 1

Renewing status
Renewal and change of basis — the second half of the deal, not an afterthought
Permanent residence requires five years of continuous status, while a digital nomad visa gives maximum two. That means the basis will have to change, and this transition should be counted well in advance, not in the year it actually arrives.
- We check whether the current basis will last until renewal
- We change the basis when a nomad hits their second year
- We align your dates so there is no break in continuity
- We file and provide support
- and also 1

I’m self-employed
A company in Montenegro — with an account and a clear tax burden
Company registration with a bank account takes a couple of weeks. But if you need the company for the sake of status, it’s the annual tax that matters, not the property value: from 2026 the basis applies only when at least €5,000 in taxes is paid per year.
- Company registration (DOO)
- Opening a corporate account
- Tax registration
- Selecting business activity types
- and also 1

Buying my own place
Search, due diligence, and transaction — with tax valuation checked upfront
The average property price in the country is around €2,200 per square meter, while new builds seaside properties rose 29% in 2025. We find the right property and manage the transaction, and most importantly — we get an official assessment of it before you transfer any money.
- We define your purchase goals and shortlist suitable properties
- We arrange viewings in person or remotely
- We carry out a legal check of the property and seller
- We obtain an official tax valuation
- and also 4

- Roadmap to permanent residence by year
- Document and apostille checklist
- and also 1

What to know about Montenegro before you run the numbers
- The digital nomad programme is closing 31 December 2026. The final applications are accepted in October. This is not a marketing deadline, and a date after which the basis ceases to exist: those who miss it, will go through property, a company, or employment — more expensive and longer. Income threshold — from €1,800 per month without a university degree and from €2,400 with a university degree, and the income source must be outside the country.
- The property threshold is calculated based on the assessed value the state. Not based on the contract price, but on the official tax-assessed value of the property. Paying €160,000 and getting a valuation of €120,000 is perfectly normal here — and then there will be no status. We receive the assessment before the transaction. The threshold itself still being clarified: secondary legislation has not been fully published, and part of the market puts the figure at 200,000 €.
- Citizenship by investment no longer exists here. The programme was closed in 2022, yet it is still being offered. Naturalization requires ten years of residence, language proficiency, and renunciation of from current citizenship — that is an entirely different conversation, and we are having estly.
- Permanent residence takes five years, and a nomad visa gives two. That means someone who entered on a digital nomad visa in 2026 must change the basis by 2028, otherwise the clock resets. We plan this transition in advance, not in the year it happens.
- Status through a company costs €5,000 in taxes per year. The requirement was introduced in 2026. Company registration costs 450 €, but if it’s needed for status, the calculation starts not from registration, and this annual tax.
- A tax exemption exists, but it is narrow. Digital nomads pay no income tax in Montenegro — and only on income from abroad, and only under this status. A ’tax-free Montenegro’ does not exist.
