Housing abroad — what to settle before the deal
Finding an apartment is easier than it seems. The tricky part is everything around it: what status you it will be handed over, what deposit to pay, what to sign, and how to register your address afterwards. This that is our responsibility. Property listings, pricing, and market breakdowns — SVOY HOME.

Things to sort out before looking for an apartment
Most deals fall through not because of the property itself, but because the person came to it unprepared: wrong status, funds not received, contract in the wrong name.
Status and visa
Your status determines what you can actually rent or buy: tourists and residents have different contracts, tax obligations, and bank requirements.
Sort out the statusWhat to pay with
A deposit and first payment are almost always required on the spot and in local currency. We work out the transfer route in advance, not on the day of signing.
Plan a paymentWhat city
The neighborhood, transport, and cost of living matter more than the apartment itself. City guides are written by people who actually live there.

First week: airport pickup, local number, bank account, and temporary housing while you search for something permanent.
What is included in LandingWhat comes with the apartment
Getting the keys is only half the story. The other half begins the next day, and without it the address cannot be used for official purposes.
Registered address
Without an address and a contract in your name, you will have no registration, no account at half the banks, and no patient card.
Documents and statusLease and deposit review
What to check before signing: lease term, indexation, deposit return conditions, and who pays utilities.
Have a lawyer review the contractHome insurance
Some landlords and all mortgage lenders require a policy. We find one they’ll accept.
Find you a policyPayment account
Recurring payments are almost always required to be charged from a local account. We open one alongside your tax number.
