Property purchase: full turnkey transaction
1 490 $
transaction costs 1.5–3% of the price, up to 5% with a mortgage
Prices are in US dollars and are all-inclusive — nothing is added on top. Chilean government fees are paid separately and directly to the authority: $85 for a visa for Russian citizens, 138,974 pesos (approx. $152) for permanent residence, 38,697 pesos (approx. $42) for naturalisation. Fees are set in UTM and converted to pesos at the exchange rate on the day of payment. Chile’s 19% IVA is included in the service provider’s price and is not shown as a separate line item.

How it works in Chile
Long-term rental requires an RUT, proof of income, and often a guarantor or an insurance policy. Contracts are usually indexed to a unit of account UF, not to the peso, and the payment moves with it. The purchase is registered in the property registry through a notary.
What we need from you to get started
- RUT and proof of income
- Understanding that payments are tied to the UF and will fluctuate
- Readiness to provide a deposit and insurance policy instead of a guarantor
Where things most often go wrong
- —Calculated the rent in pesos a year in advance without noticing it was pegged to UF
- —Looking for a long-term lease without a RUT
- —Bought a property without checking the registry records or plot boundaries
Fees, processing times, and institutional requirements change several times per year, which is why they are not listed here: we verify and quote them as of the date of submission.
