Our prices are in Canadian dollars and are all-inclusive — nothing is added on top. Delivery is handled by our partner in Toronto: their rates and additional expenses are quoted in US dollars, with 13% HST added on top — this is the partner’s policy, and we disclose it before payment. USD shown for reference. Government fees are charged separately and directly to the authority, at cost and with receipts — that is how the entire the licensed market of Canada.

How it works in Canada
Rental is governed by provincial law, and tenant rights there are strong, but the move-in requirements are strict: credit history, proof of income, sometimes a guarantor. Newcomers have no credit history, and that the main challenge.
What we need from you to get started

- Readiness to offer prepayment or a guarantor instead of a credit history
- Understanding the province and city: rules and prices vary considerably
Where things most often go wrong
- —Looking for housing without a credit history and facing rejection after rejection, without preparing a replacement — bank statements, prepayment, an employer’s letter
