Property and seller check
from $690
title, encumbrances, IPTU tax arrears, seller’s right of ownership, and review of the Promessa de Compra e Venda agreement — before any money is transferred
Prices are in US dollars: the Brazilian real fluctuates, and the entire expat maternity market quotes in dollars. Government fees are paid separately and directly to the authority: residence application processing 168.13 BRL and CRNM resident card 204.77 BRL — together approximately $65. CPF registration at Receita Federal is free. The maternity ward fee (shared room $2,400, private room $3,150) is billed separately everywhere except the ’Turnkey Birth’ and ’All-Inclusive’ tiers. Russian citizens do not need a visa: 90 days visa-free within each 180-day period.

How it works in Brazil
Renting in Florianópolis is formalized by a contract with the owner, usually requires a CPF and a guarantor or insurance deposit. Purchasing property is available to a foreigner without any status — a CPF is sufficient, but the ITBI tax and notary costs are payable.
What we need from you to get started
- CPF — no contract can be signed without it
- Proof of income or a deposit in lieu of a guarantor
- International passport
Where things most often go wrong
- —Looking for housing after landing: for births it’s arranged in advance, and the earlier the closer the date, the higher the price
- —Didn’t account for the deposit, condo fees, and utilities on top of rent
A comfortable two-room apartment runs around $1,000 per month. This is on top of the cost of any of our packages.
Fees, processing times, and institutional requirements change several times per year, which is why they are not listed here: we verify and quote them as of the date of submission.
