When you need an attorney in New York
New York is one of the few states where real estate transactions are legally handled by an attorney (not an escrow company). Russian speakers need a lawyer for: buying property (co-op/condo), immigration and green cards, business and disputes.
Typical rates: attorney in New York — $300–600/hr; transaction support fixed at $2,000–4,000. General questions are answered free of charge, and a specialist will personally review your case.

What matters specifically for Russian speakers from the CIS
The US takes a strict approach to funds originating from Russia (sanctions, OFAC):
- Origin of funds and banking. Opening an account and completing a large transaction is difficult for Russian nationals; the source of funds is scrutinized closely. Prepare a transparent paper trail; transfers via USDT, third countries, and international wire.
- Investor immigration — EB-5. No golden visa, but EB-5 exists (investment from $800,000 → green card). Also O-1, L-1, E-2 visas.
- ITIN. Non-residents need an ITIN for taxes and transactions — a lawyer or accountant can help obtain one.
- CIS documents. Apostille and certified translation (certified translation) — can be arranged remotely.
Real estate: co-op vs. condo
- co-op — the majority in Manhattan; the board approves the buyer and scrutinises finances — harder for foreigners and freshly transferred funds;
- condo — easier for foreigners; you purchase the property itself;
- a transaction is handled by an attorney: title review, contract of sale, mansion tax from $1M.

Immigration and business
- green card, EB-5, work visas (O-1/L-1/E-2);
- registering an LLC or corporation;
- the attorney handles renewals and appeals against refusals.
How much it costs and how to choose
- hourly rate — $300–600; verify the licence with the New York State Bar;
- hire a Russian-speaking attorney with hands-on experience in real estate and immigration;
- for co-op programs, prepare your portfolio in advance;
- agree on services and fees (engagement letter).
