How it works in Turkey
Long-term rental is formalized by a lease agreement, and for a residence permit — by a notarized lease. The purchase goes through the land registry (Tapu), with a mandatory appraisal of the property and, for a foreigner, the sale of foreign currency through a bank with receipt of the relevant certificate.

- Readiness for mandatory earthquake insurance on the property
Where things most often go wrong
- —Rented an apartment in a neighbourhood closed to foreign registration
- —Bought a property without checking encumbrances or the occupancy permit (iskan)
- —Didn’t process the mandatory foreign-exchange transaction through the bank when purchasing — the transaction is not registered
